Mill Creek was laid out as a planned city: curving streets, townhome slopes, golf-course edges, and lawns that were meant to look trimmed from the day the house sold. The soils are the soils of a graded subdivision, and the rain is the same county rain that finds every low corner. Graded yards often tip a little the wrong way, and the low corner by the patio holds a puddle against the siding. That is a short drain or a regrade, and we look at both.

The low corner every townhome has
These are small trenches with a clear job: catch the downspout and the patio edge and get the water to the front or to a swale that already leaves the lot. We protect the irrigation lines, because they are everywhere in these yards and they are shallow.
A drain under a new paver patio goes in before the base, not as a sawcut afterward. If the patio is already in and pitched wrong, we say whether we can fix the pitch or whether the patio has to come up.
The ground in Mill Creek
The expectation here is a clean edge. Lawns get mowed on a schedule, aerated before they mat down, and fertilized lightly enough that we are not just feeding the moss. Townhome and hillside lots need low walls and tight paver work more than they need a big landscape renovation. Bark beds are there to keep the mulch line straight and the weeds out of the front that faces the street.
We still find the same drainage mistakes as everywhere else: downspouts tied to nothing, and patios pitched back at the siding. The difference is that a small failure shows, because the rest of the street is kept. Native shrubs fit the greenbelts behind the houses. A tropical plant list does not survive the first wet winter, and it will not match the neighborhood even if it did.
How we do the work
A French drain is a perforated pipe in washed rock, wrapped so the fines do not fill it, sloped to a place the water can actually leave. We do not end a drain in a dry well of hope, and we do not outlet it at the neighbor’s shed.
The trench is deep enough to catch the water you are chasing, which is often the downspout and the wet line along the foundation, not a decorative strip in the middle of the lawn. Surface grading still matters. A drain cannot fix a patio that pitches at the house.

- Downspouts that are dumping at the footing
- Utilities before we trench
- Whether the wet spot is a seep that will need more than one line
Cost follows the outlet
A short line with an easy daylight is a different job from a line that has to cross a drive, miss a gas service, and reach a ditch fifty feet away. We price it after we see the outlet. We do not quote a per-foot number from the curb.
Downspouts
Solid pipe until it is away from the house, then into the drain if the drain can take the roof. We do not dump a whole roof into a two-inch pop-up in the middle of the lawn and call it drainage.
What the trench looks like
Fabric, washed rock, pipe with the holes oriented the way the detail calls for, then rock, then fabric closed, then soil. The lawn or the bark goes back on top. A trench of pit-run gravel with a pipe tossed in will silt up, and we do not build those.
