Sammamish sits on a plateau above Lake Sammamish, and most of it was built out as subdivisions in the last thirty years. Under a thin layer of topsoil is glacial till, a hardpan that water barely soaks into, and many lots back onto tall stands of Douglas fir. Wooded lots get ruined by plans that specify lawn and roses under a canopy. We design the shade you have.

Stop designing a sunny border
Paths, a sitting pad in the best light, bark and ferns and shrubs that already want to be there, and a smaller lawn if a lawn is even honest. Pruning for light is part of the design, not an afterthought. Privacy stays. We are not opening your lot to the street to make the drawing easier.
We name the trees that stay. A plan that ignores a forty-inch cedar is not a plan of your yard.
The ground in Sammamish
The till is the reason so many yards here stay soggy in winter and dry out fast in summer. Water sits on top of the hardpan, so a new lawn or patio needs drainage planned in from the start. We put in French drains, grade the yard away from the house, and build patio bases deep enough that they do not heave.
Many neighborhoods have HOA rules for fences, front yards, and plant choices, and we work to those standards. Lots along the greenbelts get heavy shade and needle drop, so we use shade-tolerant planting and bark where grass has given up. Larger backyards here are a good fit for a full redesign: a paver patio, a low retaining wall to level the slope, and irrigation on a timer for the dry months.
How we do the work
Design starts on the lot, not on a template. We look at the doors, the wet spots, the trees worth keeping, and the part of the yard you never use. The drawing, if you want one, comes after that. A plan that ignores January water is a picture.
We design what this crew can build: grade, drainage, patios, walls, planting that belongs in the Puget Sound climate. We do not hand you a tropical planting plan and a hope. You can hire us to design only, or to design and build. The fee is clearer when those are separate.
What we look at first
- How you want to use the yard, in plain language
- The wet spots and the slopes
- Trees and structures that stay
- A budget range, so the plan is not a fantasy
Design without the build
You can take the plan elsewhere. We would rather build it, and the plan will say the details we know matter: base depth, drain outlets, plant sizes. A vague plan is hard for anyone to bid. We try not to write those.
Budget
Tell us the range. We design inside it, or we design a first phase that stands alone. A plan that costs four times what you will spend is a hobby. Phasing is drainage and structure first, plants after.
Plants
Chosen for this rain, this soil, and the light on that side of the house. Natives where they do the job, ordinary tough shrubs where you want something you can buy again. We do not specify a plant we cannot get or cannot keep alive here.
