Edmonds faces the Sound. Salt air reaches the patios, the wind comes off the water, and the soils change as you move up off the beach — sandier near the shore, heavier as the hills rise toward the ferry and the bowl downtown. Salt wind burns new sod on the exposed face. Inland a block, or on the sheltered side of the house, it is a normal install.

Sod where the wind is not sandblasting it
We prepare soil the same way: loose, drained, level enough to mow. On the bluff side we would rather see a native edge than a sod line you will replace. If the yard is the upper, flatter part of a coastal lot, sod is straightforward.
Irrigation for the first two weeks matters more here if a dry east wind shows up. We leave you with a plain schedule. After the roots grab, the rain does most of the work.
The ground in Edmonds
A yard with a view of the water is also a yard in the wind. Screens and plantings have to stand up to salt and to gusts that shred a soft shrub in one winter. Madrone, shore pine, and kinnikinnick already grow on these bluffs for a reason. We use that palette when a client wants the bank to stay put without a weekly watering schedule.
Lower down, salt film builds on pavers and railings, and a pressure-wash is maintenance, not a one-time event. Retaining work on the west-facing slopes is about holding a sandy bank, with drainage behind the wall so the hill does not load up and shove. The older neighborhoods up the hill have more conventional clay and bigger trees, so we do not treat every Edmonds lot like a beach cottage.
How we do the work
Sod is instant cover and a slow root. It dies when it is laid on compacted clay, on a moss mat, or in a low spot that stays wet. We strip or till, we fix the grade so water leaves, and we lay tight seams on soil that has been loosened a few inches down.
The first two weeks are water and no traffic. After that we want roots chasing soil, which means less frequent watering. A sod lawn that is sprinkled every day forever is a sod lawn that peels up in August.
We lay what arrives that day. Sod that sits on the pallet through a warm afternoon cooks in the roll, and we will not install it.

- Sun, because sod in deep shade is an expensive way to grow moss
The first two weeks
Water enough that you cannot peel a corner up by the end of week two. Stay off it. Mow the first time at three inches once it resists a tug. Then ease the water back so the roots leave the roll.
Seams and edges
Tight, staggered, no overlap. Edges tucked against beds so the mower does not scalpel a flap. We cut curves with a knife, not by stretching a roll around a corner until it tears.
What is under the roll
A few inches of loosened soil and compost, graded to leave the house. Not the old lawn. Not landscape fabric. Not a sand bed that turns into a pan. If we cannot prep, we should not lay sod.
